Why October is a great time to sell your home...

1. Christmas is only just around the corner

Summer is now a distant memory, and the nights are drawing in, and for anyone looking to start the new year in a new home, the knowledge of Christmas fast approaching helps to focus buyers on the need to find a property and get the ball rolling. Buyers at this time of year tend to be more proactive and more willing to negotiate, which puts sellers in a strong position when it comes to asking price. There are usually fewer properties available to buy at this time of year too, this should mean that your home has less competition in the property market.


2. Cosy Clean and Clutter Free

Words that you have seen me write before, but there is no easier month to make a house feel warm and welcoming than October. As your garden turns into beautiful shades of orange and brown, and the weather continues to be milder

than in the winter months. If your buyers like your house in the autumn, they know that they

will love it in the summer!


3. Refresh Your Photography to keep your

home looking fresh

If your home is already on the market, then the best way to keep your home looking fresh

in adverts is to ensure that the photography is relevant to the season. So, if your current photos were taken in the summer, speak to your agent about updating them and this may just attract a new viewer to your home.


4. Staging Your Home for Autumn

Try to stage your property yourself, just like they do in glossy brochures. If possible, add soft furnishings such as cushions in warm, bright, and inviting colours. Fresh flowers in autumn colours will help brighten any darker corners in your home, or reposition lamps into darker areas. All of these elements together will help to create a lifestyle aspiration for potential buyers. If your agent has organised a viewing of your property on a cooler day, always put the heating on for a short time to make sure your house is nice and warm when inviting buyers in, or if you have a log burner make sure it’s glowing, nobody likes walking

into a cold house.


Remember, first impressions are everything when you’re hoping to sell your property, there are other properties on the market that your potential buyer might be looking at, so make sure that once they have viewed your property, they don’t want to look any further!
